TRURO, N.S. — A development agreement now under consideration would involve the demolition of a house on Louise and the addition of a new parking lot.
On Dec. 12, 2018, Caldwell Roach Agencies Limited applied for a development agreement to construct a parking lot at 9 Louise Street.
The property contains a single-family home, which is vacant, and a garage. It is 650 m2 (7,000 ft2) with 16.8 metres (55 feet) of frontage on Louise Street.
The area is zoned mixed use residential (R6) and is located on the divide between the mixed use residential and downtown commercial zones.
The proposed parking lot would have 11 spaces for vehicles, with each space measuring 2.75 meters (9 feet) by 5.5 meters (18 feet). It would be accessed via the existing Caldwell Roach Insurance driveway at 643 Prince Street.
The parking area would be 1.8 meters (6 feet) from neighbouring residential properties and 3 meters (10 feet) from the sidewalk on Louise Street. The landscaped buffer would be 1.8 meters (3 feet) wide along the property lines where the development abuts residential properties at 7 Louise Street and 96 Queen Street.
A 3 metre (10 feet) wide landscaped area would be maintained between the parking area and the sidewalk along Louise Street, and there would be 1.5 metre (5 feet) tall fences between residential properties and the parking lot.
Plans are still subject to change based on feedback from the Planning Advisory Committee (PAC), staff and the public.
The proposed development will be considered at a Town Planning Advisory Committee meeting on April 29 at 6 p.m.
