TRURO - A large residential development may be erected in west-end Truro.
An application has been made to the Town of Truro to develop a four-storey residential building containing up to 22 dwelling units on lands at 413 Prince St.
The proposal has been designed by Kassner/Goodspeed Architects of Halifax and presented by Benchmark Developments Limited.
The suggested development would include three parcels of land, including 411 and 425 Prince St. as well as a vacant lot to the rear. Both 411 and 425 Prince St. are currently developed and each contain a single-detached dwelling unit and it's proposed those existing buildings be demolished to make way for new development. In addition, the plan would include an underground parking level.
The proposed properties border two residential neighbourhoods, the Patillo/Longworth area to the northwest and the Smith Avenue/Broad Street area to the south.
There are potential issues, however, with the plan. One identified in a preliminary town report is the scale of the development. The lot coverage of the proposed development is 22 per cent, compared to an average of 17 per cent for other developments in the neighbourhood.
The town's planning staff have completed the initial review and said the proposal is consistent with the town's policies. Staff has recommended that council enter into a development agreement with the applicant to permit the proposed multiple-unit development and a public hearing date has been set for the Oct. 1 town council meeting.
